NOTICE OF PUBLIC HEARING

PLEASE TAKE NOTICE that the Zoning Board of Appeals in the Village of Monticello will hold a Public Hearing on Thursday, May 19th, 2022 at 6:00 o'clock p.m., for the property located at Fraser Ave(vacant land on the west side between Rock Ridge Ave. and Starr Ave.), Monticello, New York and in person attendance is necessary.

The property is owned by Fraser BH LLC and is located on tax map parcel section 107, block 3, and lot 16.1 (S-B-L 107.-3-16.1)and is located in the R-1 (One-family) Zoning District.

The applicant is seeking an Area Variance for relief of the Village Code, section 280-Zoning in the R-1 district for a 4-lot subdivision which requires a minimum width of 100' per lot, and the applicant can only provide 77.94' for lot #1, and 75' for lots #2, 3, &4.

The proposed project is an allowed use in the R-1 Zoning District, the variance is subject to Zoning Board of Appeals review and approval.

A copy of the proposed plan is on file in the office of the Village Clerk and available for inspection by interested persons during Village Clerk's business hours.

The Zoning Board will at the above date, time and place hear all persons interested in the subject matter hereof. Persons may appear in person or by agent. All written communications addressed to the Board must be received by the Board at or prior to the public hearing.
