NOTICE OF PUBLIC HEARING

PLEASE TAKE NOTICE that the Zoning Board of Appeals in the Village of Monticello will hold a Public Hearing on Thursday, May 19th, 2022 at 6:00 o'clock p.m., for the property located at 6 East Dillon Road, Monticello, New York and in person attendance is necessary.

The property is owned by Interdevelopment Corp and is located on tax map parcel section 114, block 1, and lot 1 (S-B-L 114.-11-1) and is located in the B10 & R1 (Business and Residential One-Family) Zoning District.

The applicant is seeking an Area Variance for relief of the Village Code, section 280-Zoning in the B10 district for two lots which requires 10,000 sf per lot and the applicant can only provide 9,114 sf for lot 3 and 9,028sf for lot 4. The applicant is also seeking an Area Variance for relief of the Village Code, section 280-Zoning in the R1 district for two lots which requires 10,000 sf per lot and the applicant can only provide 9,045 sf for lot 1 and 9,049 sf for lot 2.

Lastly, the applicant is seeking relief for section 280-31.C to allow an accessory building that exceeds 15' in height and a gross floor area of 150'.

The proposed project is an allowed use in the B10 & B1 Zones, the variances are subject to Zoning Board of Appeals review and approval.

A copy of the proposed plan is on file in the office of the Village Clerk and available for inspection by interested persons during Village Clerk's business hours.

The Zoning Board will at the above date, time and place hear all persons interested in the subject matter hereof. Persons may appear in person or by agent. All written communications addressed to the Board must be received by the Board at or prior to the public hearing.
