NOTICE OF PUBLIC HEARING

PLEASE TAKE NOTICE that the Zoning Board of Appeals in the Village of Monticello will hold a Public Hearing on Thursday, October 28th, 2021 at 6:00 o'clock p.m., for the property located at West Broadway (vacant land between 651 & 661), Monticello, New York and in person attendance is necessary.

The property is owned by Woodstone Villa, LLC and is located on tax map parcel section 109.A, block 2, and lot 3.2 (S-B-L 109.A-2-3.2) and is located in the RM (Residential Multi) Zoning District.

The applicant is seeking an Area Variance for relief of the Village Code, section 280-23 A (1) (b) that requires 2 parking spaces per unit and the applicant is in need of 4 additional spaces; there is also a request for relief of section 280-32 required yard area cannot be counted for open space and the required amount for this project is 14,400 sf. The applicant can only provide 5,544 sf. The variance is requesting to utilize 8,856 sf within the required yard area as part of the required open space. The proposed project is an allowed use in the RM Zone subject to Zoning Board of Appeals review and approval.

A copy of the proposed plan is on file in the office of the Village Clerk and available for inspection by interested persons during Village Clerk's business hours.

The Zoning Board will at the above date, time and place hear all persons interested in the subject matter hereof. Persons may appear in person or by agent. All written communications addressed to the Board must be received by the Board at or prior to the public hearing.
