Growth is inevitable. The question for small towns is not whether change will come, but how to shape it in ways that strengthen community, preserve character and ensure long-term prosperity. That’s where smart growth comes in.

At its core, smart growth is about thoughtful planning. Sprawling developments can put a strain on infrastructure, and should be treated with a thoughtful and watchful eye. 

Town and village boards, planning departments, and zoning boards have big tasks on their hands. Following the rules should apply to every single project that comes before them, while still allowing projects and developments to proceed without too many hiccups. Smart growth prioritizes preserving the rural character of our towns and villages. 

The steady increase of Sullivan County’s population means additional housing is becoming more and more necessary. Smart growth supports a diversity of housing options—from single-family homes to apartments above storefronts—so everyone from workers to young families can afford to live here.

Equally important is protecting what makes a town special. Smart growth ensures that farmland, forests, rivers and historic downtowns aren’t sacrificed in the name of unchecked expansion. It respects the past while building for the future. Towns have the opportunity for adaptive reuse of old buildings, investment in parks and zoning that reflects the community’s values.

Towns that adopt smart growth principles reap tangible benefits: stronger local economies, lower repair costs, reduced carbon footprints, and healthier, happier residents. 

More than a planning strategy, smart growth is a vision for how we want our towns to feel 20 years from now—a place where kids can ride their bikes safely, neighbors know one another, and downtowns hum with life.

Growth will happen. Smart growth ensures it happens wisely.
