Warehouse gets conditional approval

LIBERTY -— Members of the Town of Liberty planning board adopted a resolution for approval of the final site plan for BSD, LLC - clearing the way for a warehouse development on Old Route 17 to move forward. 

As previously reported in the Democrat, property owner and applicant Samuel Eisenberg was seeking a special use permit to construct a warehouse of up to one million square feet at 468 Harris Road. 

Throughout the process, Planning Board Chairman Lynn Dowe has recused himself from the proposed BSD LLC project, explaining that he is part owner of a neighboring property. 

Acting Chairman John Van Etten explained that the Planning Board’s approval is conditional, allowing the developer to adjust the project down in size if they choose to do so. Other conditions relate to notes from the town engineer.

“They’re just routine things,” Van Etten explained, but they wanted to make sure the project could move forward as there’s already a potential buyer. 

The applicant had planned to build the project on spec with the hope of attracting a major business or corporation to utilize it.

Town Supervisor Frank DeMayo has previously spoken about the project’s potential to increase tax ratables for Liberty and attract other light industrial businesses to the Old Route 17 Corridor currently zoned for industrial/commercial use. 

“It’s kind of been a vision of ours for many years to move that corridor forward,” DeMayo told the Democrat back in April. “Our feeling has always been that if we can just get one commercial industrial entity there then others will follow.”
